I am looking to buy an EC that has early approval to sell before MOP. I have just sold my HDB. Do I still need to pay resale Levy?

Given the rules said resale levy is only paid if I buy another subsidised flat or EC from the developer. In this case a resale EC that has early approval from hdb to sell is not very clear

Hi,

Yes resale EC with early approval to sell means it is treated like a new EC, and will be subjected to resale levy if the land of the project was launched on or after 9 December 2013 .

Hi

If you have bought a HDB direct (subsidized flat) or have bought a resale HDB taking a housing grant, then you will likely have to pay a resale levy for a new EC ie under construction.
It is unlikely that you will not pay resale level for EC which have early approval to sell as these EC are built on land purchase by developer after 9 Dec 2013.
Perhaps you would want to text 9620 0827  for a casual chat to have a clearer understanding of the policy.

Hi,

1) An EC that has not met MOP is considered a new EC, even though it receives special approval to sell in the open market before meeting MOP.
2) Thus if you had just disposed of a BTO or resale flat with grants, you will be subject to a resale levy.

For EC with special approval to sell, it is considered in the same category as a brand new EC and therefore resale levy is applicable for your case. You may want to reconsider after taking into consideration the amount of the resale levy.

If your current flat is a "subsidised flat", or you had previously taken Housing Grants for your resale flat, you will be liable for Resale Levy if you purchase an EC that has yet to meet its MOP.
