I am looking to buy a HDB flat. Should I call the ads one by one, make arrangements myself or seek for a 'sole' agent to look for my flat?

what are the advantages of having a 'buyers' agent?

as what I understand, the seller pays comm and what about the buyer? what is market practice for this?
