Are you planning to sell in the short to mid term? Or are you planning out for the long term. Older projects are definitely more generous in size and gives off better vibes when you are living in the property while newer projects boasts more updated facilities and fresher lease balance where they have a longer runway in terms of value preservation.

I have recently sold a landed house with balance 55 years lease, and when I checked with the buyer, he did mention that if it is not because of the lease balance, the price of property won't be at the level he is purchasing given that he is looking out for space, where he can enjoy with his family and these are not something that can be measured with dollars and cents, but is there still possibility to sell in future? If you have plans to sell again in the next 5 to 10 years, it may be good not to purchase developments that are too old as enbloc would be the most likely exit option that can help you to exit with gains. May I know which projects you have shortlisted?

If the property suits you and your family's needs, and is within your comfortable budget, why not?

You're purchasing for your own stay, so I would assume that comfort for your family's needs would take higher priority over the property's potential value in the future.

Every property has their own fans. If everyone goes for new properties, then there will not be a market for resale properties already.

I had sold a semi-detached with a balance lease of only 31 years, and the remaining (and decaying) lease was never a concern for some of these Buyers.
