I am looking into purchasing a property near KKWH to live in, and am considering between 3 bedroom units in Piccadilly Grand vs The Atelier as both are within my budget. The concerns that I have are quantum differences between The Atelier given that it is a freehold and Piccadilly Grand which is a leasehold, and if I purchase Piccadilly Grand I will likely need to look into selling it in 10-15 years even though the location is excellent.

Any advice or insights between the 2 will be greatly appreciated, thank you.

Good afternoon Sir/ Mdm,

Both projects are within distance to hospital in which I do understand why you are scratching head.

As there is only 1 x 3 beds left at Piccadilly Grand (PG), I will use 4 beds dual key as a comparison as it still falls within the quantum of a 3 beds at Atelier.

Since you only require 3 beds, you still have the option to rent out the studio or invite your parents to stay with you if you happen to have young kids.

PG has great amenities downstairs with great convenience to eateries nearby and City Square.

I do understand your concern on tenure (leasehold vs freehold). But trust me, you will still think of moving after certain years without being mindful of the balance lease at back of your mind. Plans change due to different circumstances. This will also apply to Atelier too.

Lets talk about Atelier. Even though its in comparable distance proximity to hospital as per PG, it's in the boundary of the prestigious district 9. On top of that, just make a simple comparison to Kopar next door, you will definitely feel Atelier is a steal in terms of psf being a freehold property.

Perhaps you can share more about your family composition like number of children, their existing and/ or prospective schools, your family plans so I will be in a better position to advise you like what I had done to myself and my clients.

I moved to another condo in 2021 in order to register my eldest kid into a primary school of our choice. We will be staying for more than 8 years as my youngest kid is still only 5 years old this year. Need to wait for him to complete primary school education plus school is just opposite our current place. lol
