There were at least 6 recent transactions within past 2-3 months for 4rm flats at Serangoon Central area where the lowest transaction was clocked at $500k. Is this an indication of sunset demand? I definitely will not term it that way, especially when I have not looked into the transactions clocked in for 3 rooms and 5 rooms flat in the vicinity for reference.
A quick search on listings available in the listing portals based on your requirements would probably give you a good indication whether your budget set aside for this intended purchase is realistic or not.
More importantly, since you have mentioned that this is a sunset demand type of property, why are you even considering putting half a million dollars of hard earned money into this property, which can be depreciating over time? Would it be better to look into an asset which gives you better returns over time from value perspective?
