Hi,

Assuming its your 1st property purchase, typical breakdown for SC as follows:

Cash 5%
CPF 15%
Max Bank Loan 80%
Stamp duties and legal fees approx 3%

Hence, assuming you can attain the max bank loan of 1.52m, 200k cpf OA, balance 237k cash will be required.

However, if this is your 2nd property purchase, there is also ABSD to take note of, which will add to the cash amounts required above.

Assuming this is your first property and using an indicative price of $1.9mil:

5% cash - $95000
15% cash/cpf - $285000 (so you need to top up $85000)
Max Bank Loan 80%
Stamp duties and legal fees approx 3%
ABSD if this is not your 1st property

So total cash $180000+legal fees (approx $3000)+ stamp duty($51600)+ ABSD (if this is not your 1st propert)

Hi Mr Chong,

The information you have given is insufficient to accurately assess how much you will need to top up in CASH.

To have a more accurate assessment, I will need to know your Citizenship/PR status, and if this is your first property.

If this is not your first property, and you still have an existing loan, apart from the ABSD you have to pay, you will also not be able to loan up to 80% as well.

Lastly, your loan will be based on your TDSR requirements as well. If you have an existing property under loan, this may result in a much lower loan amount granted.
