I am interested to purchase a property but realised seller has owned less than 3 years. It is a subsale. As a buyer, what do I need to take note of? are there additional fees in this case?

Hi,

The seller has to pay seller stamp duty since its less than 3 year holding period, so out of curiosity you may want to find out the intentions in selling. There is also slightly higher legal fees as sub-sale involves more procedures which your conveyancing lawyers has to undertake for you as a buyer. My law firm contact will be able to assist. Other things to take note include the payment schedule and progress. If you do not intend to take full loan its good to know the progress payment and how much funds required to complete the purchase.

Happy to explore on your purchase together. Buyers need not pay agent commission as we typically share the comm received by seller's agent from seller.

Purchasing a subsale unit typically is similar to that of purchasing a new launch unit, except that the show flat or sales gallery may not be available for viewing and you are only relying on plans to purchase. All necessary safeguards like ownership verification will still be done by yourself (agent if you have appointed one) and will still be required to go through the conveyancing process by a lawyer. I am just curious why are you looking at such units since there are plenty of units in the market now as well as more units are going to TOP soon where you will be able to view the physical unit soon.

    Whether price increase further after TOP, it is not necessary true. Prices for real estate will usually be down to the supply and demand, so if there are more units floating into the market competing for the same pool of buyer, then buyer will be in a better position to negotiate and hold their position. In an environment where interest rates are rising, it could in fact be possible that owners may want to sell faster before their full loan is disbursed as they will not be as hard up in their monthly instalments at this stage since it is still under progressive payment.

Hi,

1) You have to be aware that you will incur additional legal fees payable to the developers' layers for a new set of S&P.
2) You have to pay for a valuation report and COV if any.
3) It is best to check with your property agent if you have any.
