I am interested in finding afew agents (i want 3 if possible) to help sell a landed property in Sembawang (semi detached, approx 4,000sf land) at the best rate possible.

And also to purchase a smaller property at another or in the same location.

(Meaning i want to sell 1 house and buy another smaller one.)

I need some advice on how this can be done, so that upon the sale of 1 house we can buy the other so that we can move out of 1 house and into the other.

The house to be sold should give us sufficient money to pay for the other property completely in cash.

I need to know if this can be done and what would be the procedure. I would be grateful for any advice. Thank you

If you intention is to sell the existing unit and move into your upcoming purchased unit immediately, it would post some challenge, when it comes to time arrangement.
Correct me if I'm wrong, your idea of moving into your new house immediately means that you are looking for 100% move-in, even in terms of renovation taste, facing and furniture? If so, it would be advisable to market nad hunt at the same time, depending on the situation.
As to whether your new purchase can be fully paid off by cash, from your sales, it would depend on multiple factors, like how much profit you can get from the sales and the size of the unit and location of your upcoming unit.
