I am interested in buying an HDB flat. Is it true I must physically live in the flat for 5 yrs? I travel quite often and seldom in Singapore. so does that mean I can't sell after the mop period?

It has to be your permanent primary residence, and if you are travelling on business trips due to work commitments, it is fine. It cannot be that you are relocated to other countries for work and only return to SG and live in that flat for a couple of days or month a year. Read More

HI, the MOP period requires you to stay in the house, so when you are not physically in Singapore, the MOP period will not begin and thus will be longer than 5years.

Yes as the name MOP suggests, minimum occupation period, means you have to stay in the HDB for the first 5 years physically while within this period.

If you will be based overseas long term, HDB may require you to update them and pause the MOP calculation.
