I am interested in buying a resale EC but have a few queries to ask the gurus here

Resale EC price is at $1.2 mil

After selling off my HDB , my CPF will have an estimated 210k

Does the calculation work this way ?

1.2 mil x 0.25 = DP

DP - 210K CPF = Balance by cash

Is there other cost involve here

1. Example - BSD , legal fee etc ?

Hi,

Assuming your hdb is sold and completed today, and no other residential property ownership, the typical breakdown for the $1.2m purchase will be as follows:

5% cash 60k
20% cpf OA 240k
3% approx stamp duties and legal fees 35.1k (cash or CPF OA if sufficient)
75% max loan 900k

In our case, since only 210k cpf OA available, assuming you are eligible for 900k home loan, the cash top up will be $125.1k.

I have worked on similar cases and would be happy to share the best approach for a smooth transition.

Dear sir/mdm,

Purchase price of $1.2m, the component breakdown is as such:

1) Cash portion minimum 5% - $60,000
2) CPF and/or Cash - $240,000
3) Stamp Duty - $35,100

This is assuming that you are eligible to loan up to 75% and has no other residential property under your ownership. 75% loan amount works out to be $900,000 and the monthly instalment is estimated to be around $3,107 if we assume that your loan tenure is 30 years at an interest rate of 1.5%.

Legal fees and some other administrative fees maybe applicable too.

Hi Ivan,

For the purchase of the resale EC, this is the breakdown in the financial plan:

5% Cash - $60,000

20% CPF - $240,000
Stamp Duty - $32,600
Legal Fees - $2,200

Total CPF required = $274,800

Since you have about 210,000, the shortfall in cash is about 64,800. Add this to the 5% cash, the total cash amount that you required to make this purchase is $124,800.

I believe you will have understand the different fees as well as the breakdown of the cost involve. Thus, i will skip that and go to another question, why are you interested in resale EC?
Resale EC will mean the potential yield have already been taken by the first owner. If you are looking at $1.2million, then why not consider other option?

Did you do a comparison and find that the resale EC is more worthwhile? I hope you can share with me more on your plan!

It does not work this way. Sale proceeds calculation is independent from your purchase payment calculation.

For Sale proceeds calculation, Sale price will have to settle all outstanding loan first, followed by CPF Refund, with the balance (if any) in Cash.

For all private property purchases, a minimum of 5% Cash is needed as downpayment, with a balance of 20% can be from your CPF. This is provided that you qualify for the max 75% loan. Loan will be assessed based on your TDSR.

Yes. Other significant cost you have to take into consideration is buyer stamp duty and legal fees .Buyer stamp duty for a 1.2mil property works out to be $32,600 (either cash or CPF) while legal fee works out to be $2500.
