I am intending to sell my flat in short time and searching for a resale . I have many questions which I search around the INTERNET, and is intending to attend the HDB resale seminar for more knowledge. After all I will want to engage a Property agent to do everything for me.
Must I or can I engage more than one representative PA to sell my house? And vice versa.

Is the 1% commission thing be paid by both party? As in if I sell my existing house via the PA contact, I pay 1% and the buyer pay 1% vice versa.

And I understand that the buyer of the flat is liable for the money paid for the Valuation, am I correct to say this?

Hi

Yes, you can appoint more than 1 agent to market your unit if you do not want to have any exclusive agent. And because an agent cannot represent both parties, he can only collect his commission from 1 party only. Cheers!

Evening Shorty,

If you have being browsing, you can easily spot some properties being marketed by multiple agents. Different agents will quote $5k or $8k lower, to increase their competitive edge. As an urgent seller without much asking, this might a easy way out. But ain't I right to say that these agents are not there to justify your unit's value?

In respect to commission payable, law abiding agents will only take commission from their respective client. Dual representation in Singapore context is against the law. Hence if I were to assist you in the course to come, I will only work in your favor and collect from you, as my rightful client.

In most cases, valuation reports are requested by the seller's agent and the buyer require this report to activate the bank loan and utilize the CPF monies. Hence, you are right if you are buying HDB using mortgage loan or intend to utilize CPF.

Dear sir/madam,

If you will be engaging the services of a salesperson to assist in selling your place, you may wish to seek their advise on the resale procedures instead of taking time off in attending the resale seminar should your schedule be hectic. Otherwise it will be beneficial for you to attend the resale seminar such that the performance of the salesperson maybe monitored.

A seller usually pays me 2% for my services in selling, however, this can be negotiated upwards or downwards depending on the final price sold. A seller can engage the services of multiple salespersons to sell his/her place but the utmost concern is in protecting the interest of sellers. The main reason why most sellers appoint multiple salespersons is that they believe that in this way, the exposure will be greater than engaging only 1, however most of them fail to realise that this may do more harm than good, as in the case of waging price war to attract buyers calls resulting in less attractive offers or taking a longer than expected time to sell.

What my team usually provide to our exclusive sellers will be frequent updates and records of advertisements as well as their responses on a weekly basis such that my clients have ease of mind that we are doing our utmost best in marketing the unit and protecting the sellers' interest. Interested to know why our clients are satisfied with our services and refer their friends and relatives to us?
