Hi Jun Wei,

1) An EC under MOP is still under the HDB jurisdiction. Thus you will have to fulfill their eligible scheme and conditions before able to buy it.
2) You may refer to the HDB web to understand more about the eligibility schemes available.
3) One of the conditions listed is you cannot own private residential property for the last 30 months. Therefore you are not eligible to buy an EC under MOP.
4) You may buy without any restrictions for this EC that reached MOP.
5) It is considered as any private residential property to SC and SPR. There is no requirement to adhere to the HDB eligibility schemes and conditions.
6) The EC seller who fulfilled MOP also does not need to seek approval from the HDB to issue an OTP to you.

Hi Jun Wei,

Yes you can purchase resale EC that has reached the MOP of 5 years, as its considered semi-privatized EC. This means you will be buying as a 2nd private property and 17% ABSD is applicable.

Hi Jun Wei,

For resale EC that is under MOP, it is considered as a brand new EC and therefore you will not be eligible to purchase. However, for resale EC, ie those which have reached MOP, as long as you are either a Singaporean or SPR, you will be eligible to purchase.

If you are planning to hold a second property, the EC needs to be one that has fulfilled its MOP. For resale EC that was given early approval to sell, you will need to disposes/sell off your current private property within 6 months from the EC purchase. Hi Jun Wei,

1) Those EC that is still under MOP is under the jurisdiction of HDB. Thus not only you have to fulfill the eligibility scheme, but you also cannot own any private residential property for the last 30 months (2.5 yrs) before meeting the requirement to buy.
2) You can only look for those EC that had met the MOP.
3) Do note that if you buy MOPed EC you will be subject to a 17% ABSD if you had not sold your current private condo.
