I am currently looking to purchase a resale flat. I need to know what is the procedure for financing the house? Is there any cash that needs to be given upfront? I am new to buying a resale flat.. Thanks

Cash requirement for purchase of resale unit will depends on the following factors:

Are you getting HDB or Bank loan?
How much CPF do you have at hand?
How much grant are you eligible for?
What is your budget?
How old is the unit you are looking at?

Hi Mr Kumar,

These are the breakdown in cost that are involved when purchasing a HDB flat.

a. Option Fee - $5000 (Cash)
b. Valuation Report - $200 (Cash)
c. HDB Admin Fee - $80 (Cash)
d. Lawyer Fee - ~$500 for HDB Lawyer or $2500 for Private Lawyer (CPF)

There will be a Cash Above Valuation which is payable in CASH if the purchase price is more than the valuation price. If you were to take a bank loan, 5% of the valuation will also need to be in CASH.

Good morning Hitesh,

I will love to assist you in your property purchase.

May I know are you a Singaporean or SPR?

Do take note that if you are a SPR household, you need to be SPR for at least 3 years respectively before you are eligible to purchase resale HDB and will be subject to 5% additional buyer's stamp duty as SPR.

The amount of cash outlay will depends on what type of loan you obtain.

If you can take up to 90% hdb loan, 10% downpayment can be fully paid by CPF OA funds. If you take max 80% bank loan, your downpayment will be 5% cash and 15% CPF or cash.

Other expense will be as such:

1) $80 resale application
2) $200 valuation fee
3) legal fee
4) estimated 3% buyer's stamp duty
5) agent commission (1% of purchase price plus 7% GST)
