I am currently 53 and earning 10k monthly. Can I extend my loan tenure beyond 65 years old (say 70 or 75 years old ? ) for my newly purchase property ? what would be my maximum loan I can get if my property cost $1,000,000 ?

If you are borrowing only up to 55% of the purchase price, your loan tenure can go up to 75 years old. I can assist to structure your purchase that meets your objectives.

There are avenues to do so if the financial background is correct. You are only able to loan up to 75% of the property value up with the 25% funds coming from a combination of cash and CPF (minimum 5% cash). It is best to speak to a banker who can work out the amortisation schedule and instalment plans, as well as the refinancing options to stretch out the loan period.

Hi,

1) In general if you don't have any outstanding mortgage loan when you wish to extend your loan beyond 65 yrs old or >30 yrs, the maximum loan you could get is 55% of the property LTV.
2) Your down payment component shall be 10% cash and 35% CPF and/or cash under this loan scheme.
3) However, if this is your 2nd mortgage loan, most properly you can only get 25% LTV for such an extension.
4) Some banks might have a slight deviation over the general circumstances where higher interest rates are charged.
5) Thus it is important to speak to the bank that you are interested in.
