Hi,

If its your 1st property purchase, I think $900k - $1m purchase price might be worth considering. Typical breakdown for SC 1st property purchase as follows:

Cash 5% (minimum)
CPF 15%
Max Bank Loan 80%
Stamp duties and legal fees approx 3%

Your income is in a comfortable range to secure a home of up to 2 mil. However, you may not want to overstretched yourself. Most 2 or 3 bedroom units in the east should be within your comfortable reach.

Since you are using NOA instead of monthly income, I would assume that you are earning based on commission basis or you are self-employed. As such, bank will need to assess your monthly payslip or balance sheet in order to provide the necessary advice.

Care to share are you a Singaporean and self employed or employed?

The residency status will determine how much stamp duty you need to pay as for the employment status will determine how much loan can you obtain as well.

If you are a self employed, you should be able to loan up to $857k based on $110k NOA which means you can purchase up to $1.071m if your finances are able to pay the initial outlay.

Perhaps you can share more with me on your preferred location in the east, how many bedrooms do you require and other information so I will be in a better position to value add further.
