I am considering to engage an agent in searching and buying a resale HDB. My search criteria are 5-rooms HDB (preferably over 1,200 sqf), near MRT station (i.e. within 500 meters), and preferably in the Central district.
What is a reasonable commission rate to pay? Is that negotiable if the value of the property is high (i.e. ~$0.9-1.0 million)?

The market rate is 1%+GST for a professional assignment, but it is negotiable. More importantly it is to find 1 agent who can understand your requirements and be committed to help you achieve your objectives and protect your interests.     Having said that, my case should be relatively straight-forward and a quick close. An agent can add value by negotiating with the seller agent, and more importantly completing the paperwork (I understand from HDB online that it’s a fair amount.)
    My primary concern comes down the pricing of commission. I think it should be competitive, but at the same time allow the agent to make a living.

The standard market commission is 1% of the property price. But as you mentioned that you have already shortlisted some units, the amount of work on my end will be lesser.

For such a case, I will be able to give you some professional opinions on the units you have shortlisted, negotiate a best price for you and handle the paper work. As for the commission, it is open for discussion.

As mentioned by a lot of gurus over here, the standard commission is 1% of the purchase price. Basically a house purchase is not really just about searching for a house and than just making an offer for it. There are many factors to consider and seriously in a house purchase, the last thing that we want to do, is to make an impulse purchase. Seriously one may think that in such a big purchase, it is impossible that an impulse decision will be made but I have to say that over our years of serving clients, we have seen many people making that mistake. When we took over the house to sell, there were tons of objections that surfaced which would not have existed if those concerns were being surfaced during the house viewing. In the one million HDB flats that exists in Singapore, sad to say there are many which we classify under those under the Cannot Buy Category. And this is what makes the whole searching and viewing process so important.

Standard commission for HDB purchase is 1% of purchase price. But nevertheless we can discuss further on this but what's the percentage/ amount that you have in mind?
