I am considering to engage an agent in searching and buying a resale HDB. My search criteria are 5-rooms HDB (preferably over 1,200 sqf), near MRT station (i.e. within 500 meters), and preferably in the Central district.
What is a reasonable commission rate to pay? Is that negotiable if the value of the property is high (i.e. ~$0.9-1.0 million)?

I have a good sense of what I want already. In fact, I already had a few viewings and shortlisted a couple that I intend to make offer.
Having said that, my case should be relatively straight-forward and a quick close. An agent can add value by negotiating with the seller agent, and more importantly completing the paperwork (I understand from HDB online that it’s a fair amount.)
My primary concern comes down the pricing of commission. I think it should be competitive, but at the same time allow the agent to make a living.
