I am considering to buy a HDB 3 room flat. which is 34 yrs old. With more 3room flats being built, would the value of my flat be cheaper in 10yrs time as the lease wld be reduced. Future buyers would hv difficulty in getting a larger loan due to the lease of HDB flat. Wouldn't this be a case of paying rent to HDB and yet the value keeps dropping as there will be oversupply of 'young' 3 room flats.

Evening,

Most HDB that have reached age of 45 or older would have being selected for enbloc. Hence it's a gamble that you might want to take.
New 3 room flat would likely to be worth much more than your current 3 room flat when they are eligible for sales. If pricing of HDB continue to grow and income does not match up, buyers would prefer to work on things that's within their budget. As per current market, 5 room flat with 110 sqm in Punggol and Sengkang can easily cost around $580k to $600k but a 5 room flat with 127 sqm in Pasir Ris or Bedok can hardly match up.
If it's the age of the unit that worries you, why not look at unit that's younger?
