With an eye cast onto sale around 10-15 years time, efffectively, the liquidity of project comes into considerations, because this is what matters most when you are looking to sell, because for all the appreciation in value you can get in a property, without liquidating it, it is just like a white elephant which you have also shared in this post.
1) Here, we will then need to examine the line of supply moving ahead. If we zoom into the Sophia Hills region, what are the potential supply line of residential projects that will be coming up to increase the supply? If this place is almost saturated in development and the only way moving forward for newer projects to come along is through collective sale of the smaller projects or conservation homes lining the street for redevelopment, we will be looking into the price line where the existing owners of these properties will allow for the collective sale to proceed, thereby raising the baseline value of properties in the same vicinity, and for developer to make a profit, the prices for newer apartments will need to increase by at least 30% in order to make it a reasonable deal for developers.
2) Affordability of projects in core central region. Despite the price correction of the real estate market, badly hitting luxury properties in the area, a freehold unit in the locality is still at a premium. Home buyers or investors like yourself who is keen in a project within this region and does not see value in other locations, will see value in taking over such projects because they are definitey more affordable and will free up finances for these buyers to work on other commitments instead of tying up all their finances in a freehold unit. This is 1 reason why despite freehold projects being the most popular type of properties, leasehold projects are still selling.
3) Your concerns in general is not invalid, therefore due diligence should be put in on your level instead of gathering feedback from us and purely considering on them for your decision. If there are genuine concerns which cannot be eliminated or reduced, I reckon staying away from the purchase will be the best option.
