I am considering a 3BR w utility room at Sophia Hills, own stay with plans to sell in the future (10-15 years) for capital gains. Is the development considered good value given that it is leasehold (compared to the many freehold properties nearby)? Further it has 3 conservation buildings - would this require a significant monthly contribution to the MCST (in particular if the buildings fail to attract lessees in this tight economic climate)? Are conservation buildings proven to increase the value of a development or are they just a white elephant?

Hi,

It may be leasehold but it has the largest land plot within the Sophia vicinity and 3 conservation buildings and comprehensive condo facilities within the condo which other developments in the area can't provide. As a buyer purchasing for own stay, other condos in that area maybe freehold but they are mostly boutique condos which is not always favored by families.

My opinion is the childcare should easily secure a lessee given the limited operators in the vicinity. The restaurant might take a while longer but hilltop dining is a concept thats operators would find interesting as its not that common in Singapore.

I have reviewed the entire project with my buyer and would be glad to share more details and my thoughts further.

Sophia Hill is a leasehold project but is at a prime D9 location. Leasehold property generally is about 30% cheaper than freehold property so is always more affordable even in future resale market.

There are a total of 493 units for Sophia Hill so the MCST fee should be lower than those boutique freehold project with less units to share the fee.

In today's market, Buyers have plenty of choices, especially if this is for investment purpose. Make a right choice today, and you can reap the rewards in the near future, but make a wrong choice today, you may end up getting stuck with the property for a considerable time. If you're looking at investment point of view, you will need to do a more in-depth research on all the shortlisted properties.

When it comes to such prime locations, my opinion is that the tenure of the property is not as significant as the more outskirt areas. There are always buyers looking to purchase in prime locations be it for own stay or investment. For example, my client has recently purchased a unit at The Bencoolen despite it being leasehold with a remaining lease of approx. 79 years. Neither the age of the property or the tenure affected his decision and he bought it for own stay, citing the prime location being the key factor.

I've also had clients purchase leasehold properties for investment solely because they are located in a prime area with high demand for rental.

Sophia Hills, being located in such a prime area, will benefit you in countless of ways from the convenience to the capital gains. As such, it would be of good value to you now for own stay and in 10-15 years when you decide to sell it.

Dear sir/madam,

With an eye cast onto sale around 10-15 years time, efffectively, the liquidity of project comes into considerations, because this is what matters most when you are looking to sell, because for all the appreciation in value you can get in a property, without liquidating it, it is just like a white elephant which you have also shared in this post.

1) Here, we will then need to examine the line of supply moving ahead. If we zoom into the Sophia Hills region, what are the potential supply line of residential projects that will be coming up to increase the supply? If this place is almost saturated in development and the only way moving forward for newer projects to come along is through collective sale of the smaller projects or conservation homes lining the street for redevelopment, we will be looking into the price line where the existing owners of these properties will allow for the collective sale to proceed, thereby raising the baseline value of properties in the same vicinity, and for developer to make a profit, the prices for newer apartments will need to increase by at least 30% in order to make it a reasonable deal for developers.

2) Affordability of projects in core central region. Despite the price correction of the real estate market, badly hitting luxury properties in the area, a freehold unit in the locality is still at a premium. Home buyers or investors like yourself who is keen in a project within this region and does not see value in other locations, will see value in taking over such projects because they are definitey more affordable and will free up finances for these buyers to work on other commitments instead of tying up all their finances in a freehold unit. This is 1 reason why despite freehold projects being the most popular type of properties, leasehold projects are still selling.

3) Your concerns in general is not invalid, therefore due diligence should be put in on your level instead of gathering feedback from us and purely considering on them for your decision. If there are genuine concerns which cannot be eliminated or reduced, I reckon staying away from the purchase will be the best option.
