Afternoon Emily,

There is a growing trend of elderly who choose to downgrade from bigger unit to smaller one before they hit the retirement age of 55. This is to allow them to cash out from the bigger unit and fully paid out for the smaller unit. They would then utilize the balance as their retirement fund.
However, without knowing your current status and condition, it might not be applicable.

If the flat is old and can still command a good value in the open market, selling it is an useful way to secure your retirement and enjoy your golden years. Of course, the property after all is a home and still holds sentimental value for you and that is something money can't buy.

Most of similar clients only made the move as they wish to be independent during their golden years, and on a side note for easier daily upkeep of the house with a smaller size.

Hi Emily,

If your current HDB flat is too large for your own stay, then downgrading is definitely a good option! By downgrading, you will be able to cash out from the house and use the money either for retirement or other forms of investment.

I would suggest that you downgrade before you turn 55 as by doing this, you will be able to utilize the full sum of money in your CPF for the 3 room flat instead of keeping the money in your CPF as the Basic Minimum Sum.
