I am an SC above 35. My fiancee is PR above 30. If we buy a resale hdb as a family with me as the main applicant, and she as occupier, and 3 provide the marriage cert within 3 months of key collection,
1) we should get the CPF housing grant of 70K? (SC/PR)
2) we should get proxitmity grant of 20K? (1km from SC parents)
3) Can my fiancee buy an overseas residential property in her home country after we get the resale flat? Or does she need to wait for MOP?

Alternatively, If I buy the resale as a single SC above 35, get the singles grant of 40K (new revision) and proximity grant of 10K, and my fiancee buys a property in her home country before we get married, I know that she can still keep her overseas property (or even local private property for that matter) as long as it was hers before marriage.

4) But can we apply for the CPF top up grant after forming a family nucleus, or does she has to sell off her overseas private property in order to apply for the grant?

Housing grant amount is depending on your income. PHG is correct. Your fiancee is unable to buy any other residential property whether locally or abroad until after MOP.

If you purchase as a single, and then your fiancee buys a property in her home country before getting married, rightfully, 1 of the property has to be sold.

1) Your question mainly is to determine which is a better option for you balancing the grants and buying overseas property.
2) My suggestion is just to apply for the highest grant you can get instead of trying to buy an overseas property.
3) The HDB rule is clear on MOP and ownership of private property. All owners and occupiers are not allowed to own any private property locally and overseas during MOP.
4) Buying of private property locally and overseas for both owners and occupiers is only allowed after MOP.
5) Your spouse will not be eligible to be listed as an occupier once she owns a private residential property.
