I am above 60 and own a resale flat (3rm) which I bought 5 years ago with my child listed as occupier. My child is not yet 35 (30 years old). Is it possible to transfer ownership to my child? Flat is reaching end of MOP this year.

Hi, You can add your Child's name as an Owner together with yourself but you cannot remove your name and add him in. But doing so may result in some implications for your Child in the future.

You will not be able to transfer the flat to your child as your child is under the age of 35 years old and will not be able to hold a HDB flat as a single.

Hi,

1) Transferring sole ownership of the flat from yourself to your child is not permitted, because your child alone is not eligible to own it. But transferring part of the shares is possible.
2) It is possible If you intend to get your child to assist in the monthly mortgage payment by the ownership transfer.
3) You will have to submit an appeal to the HDB explaining that your financial status is in a situation where you need your child's financial assistance.
4) Bear in mind that you have to elaborate that your child's salary cash is insufficient without the CPF to assist in the monthly mortgage.
5) You stand a good chance of getting approval based on the grounds of financial difficulties.
6) There are 2 ways of transferring ownership under the HDB:
(a) Not through a sale: The flat must be clear from any outstanding loan.
(b) Through a part-share sale: Your child can apply for the HDB loan to assist in the mortgage. You will in return get some money back from the part-share selling.

7) I'm not sure about your current situation, so, could only provide some general information for your consideration.
8) You may approach your HDB branch office to get more detailed information.

Can you transfer the ownership to your child entirely? No.
Can you include your child as part of the ownership of the property? Yes.

Unless there is a very strong reason to do so, it is better to leave his name as occupier.

My Answer with regards to your Question:

you cannot transfer the flat to your child because he is under 35 years old and cannot own a HDB flat as a single person. To own a HDB flat, the owner must be either a married couple or a single person who is above 35 years old.
