I am abit confused. My agent says that as a tenant, i need to pay commission if my rental is $3500 or below. But I see a lot of websites stating that rental above $3000, I do not need to pay commission.. So which is it? Has the price increased in current market practice?

Hi There is no basis on what was shared by your agent. And by the way, there are cases that I am serving tenant where the rent is $3000 and I collect my commission from the landlord agent and not the tenant directly. So in your case, you could move on to another unit if you are not willing to pay at all. Pls feel free to let me know if you need any assistance. It is interesting that perhaps you do not trust these websites, hence you posting in PropertyGuru - where many of us real estate professionals engage with. Anyway to this fundamental question of whether to pay commission or not, may I offer you this central moot point. If you engage a professional to act on your behalf, to act on your best interests, would you prefer to pay this professional commission for a successful job done or would you be contented to have it all for FREE, that this professional act for you PRO BONO - investing their time, effort, professional expertise - for your Best Interest? (Perhaps a plausible possibility here if this professional is your personal friend or perhaps out of goodwill to a predicament?)
