I am a SPR ans my wife is a SC. I own a private condo under my name and my wife own a private condo which is TOP soon under her name. We are thinking to sell away both condos and buy a resale HDB instead. Since I am a SPR, if the HDB costs $1 mil, I will have to pay ABSD of $50k?

Since you are getting resale HDB unit with your SC spouse, ABSD is not payable.

ABSD is not payable as per conditions stated by you .

There are other points to consider when buying the resale HDB , to avoid paying ABSD in future if your family wish to buy additional property, after clearing the HDB 5 years minimum occupation period .

Thanks for your post in Propertyguru.

The great news is that if a household consisting of a SC and a SPR purchases a HDB, ABSD is not payable. So you do not need to pay ABSD for that HDB purchase. The thing to note here will there be Seller Stamp Duty for the property under your wife.

The fact that both of you wants to sell away both condos in order to purchase a HDB, are there any reasons behind that you can share? I am just thinking along the line that you may still want to invest in properties later and what will be the best way to go about doing it.

FYI when you purchase a resale HDB, it's a requirement for the buyers to dispose off any interest in private property be it in Singapore or overseas.

And as a married couple with at least one Singapore citizen with no property on hand, ABSD relief will be granted to you. IRAS will treat this resale HDB purchase as your matrimonial home thus both of you won't be subject to any ABSD.
