I am a Singaporean. My hubby is Japanese. He just got approved for pr. We are looking at buying a resale 3 rm hdb. ( price assume $360k) Assuming we have no cpf. How much cash upfront do we need to have to successful purchase the 3rm hdb?
And do we need to pay absd? Please advise..... Thanks

Good afternoon Junie,

Great hearing from you.

You might not know that SC-SPR couple doesn't not need to pay any ABSD as IRAS will treat their first residential property purchase in Singapore as their first matrimonial house.

The initial outlay will depends on which type of loan you are taking (HDB or bank loan).

If HDB loan, you can loan up to 90% and you can pay your 10% downpayment fully by CPF (if have).

If bank loan, you can take up to 80% while 20% downpayment will be 5% cash and 15% CPF/ cash.

So your initial outlay will be either at least 13% if not it will be 23%.

13% - $46,800 to 23% 82,800.

Hi,

You should be eligible for ABSD remission (ie no ABSD payable) if its your 1st matrimonial home for SC-PR resale HDB application. If there's no CPF, cash outlay depends on how much loan you are taking up.

Afternoon Junie,

As you are buying under public scheme, with SC and SPR, ABSD is not required. As for how much cash is required, this would depend if you are taking bank loan or HDB loan. It would also depends on if you are getting any housing grant.
