1) Since you're married you must buy under the Non-Citizen Spouse Scheme.
2) Your spouse must also apply for an LTVP or work pass (Long Term Visit Pass or a social visit pass if you are 35 yrs old or above) in order to be eligible for your purchase.
3) You may consider applying for a BTO (2-rm flat) if you are 35 yrs old and above.
4) If you are under 35 yrs old, then you will only eligible to buy a resale HDB flat. There is no restriction on which type of flat to buy under resale.
5) You must be aware that the HDB LTV now is 80% only, therefore you must have sufficient funds for the 20% downpayment. This is assuming you are able to get the 80% loan from the HDB.
6) You may use all the funds in your CPF account for the downpayment or retain up to a max of $20k in your account.
7) Last thing to remind is both you and your spouse are not allowed to own any property in Malaysia for the past 30 months (2.5yrs) if you intend to apply for the BTO.
8) You will have to sell before buying or sell within 6 months upon purchase for the resale HDB flat.
