I am a Singaporean less than 35 years old and my wife is a PR. She owns two properties in overseas and I wanted to buy a HDB under my name and list my wife as the essential occupier. So she does not need to sell/transfer her overseas properties away.

Dear sir,

I am afraid you have gotten the wrong information if that is what you understand. As an essential occupier, she will also be required to remove her ownership from the overseas properties if they are residential properties.

I am afraid to you inform you that your SPR spouse will have to dispose off her overseas properties if they are residential be it she is an owner or essential occupier.

Essential occupier will also need to adhere to the same rules as owner.

If you guys don't want to dispose them off, probably will have to look at the private segment.

Hi Sir,

I regret to inform you that your Wife will be required to dispose off her interests in her properties (local and overseas) in the event that you purchase a HDB flat. It does not matter if she's the co-owner or the essential occupier. Both of you will also be required to observe the 5-year MOP.

The only way for her to avoid selling her overseas properties would be for either or both of you to purchase a private property instead of a HDB flat.
