I am a Singaporean and my spouse is a foreigner (no LTVP, PR or whatsoever). I have $150k in my CPF OA and we have a combined savings about $100k, we have also set aside another $50-80k for renovation. Our annual income is about $70k/annum.

1) Are we eligible to buy resale HDB? Understand that BTO and those straight from HDB is a no-go. But from what I read, seems like HDB resale is not an option for us too. Can any agents help to shed some info?

2) Also if we are able to buy resale, we would not be eligible for any grant right?

3) That means we can only look into private condos. Looking at our financial status, what is a recommendation range we should be looking at without over-stretching ourselves?

I stay in Yishun and work near Marsiling, if there’s any good PC around the area, please feel free to recommend.

Dear sir/madam,

As a SC-FR married couple who is purchasing your first matrimonial home, you will be eligible to apply for ABSD remission. You do qualify for resale HDB purchase under non-citizen spouse scheme where your foreigner spouse will be listed as an occupier.

Extracted from HDB website:

"If you are 21 years old or above, your spouse must have a valid Long Term Visit Pass or Work Pass at the time you submit your application to buy a resale flat. The pass must have a validity period of at least 6 months from the date of issue.

If you are 35 years old or above, your spouse must have a valid Visit Pass or Work Pass at the time you submit your application to buy a resale flat. The pass need not have a validity period of 6 months from the date of issue.

Note: If the pass expires during the transaction to buy a resale flat, it must be renewed and valid at the time you complete the resale flat purchase."

In terms of financing, loan is granted based on assessment of your income where HDB makes use of the MSR concept while private residential makes use of the TDSR concept for assessment, where in most cases, the loan amount granted for private condo can be higher. Hi Sir,

You will be eligible to purchase a HDB resale flat under the "Non-Citizen Spouse Scheme." Under this scheme, you will be the sole owner of the flat, with your foreign spouse the essential occupier. This also means that for loan purposes, only your income (not combined income) will be taken into consideration.

If you had previously not gotten any Grant, you will be eligible for CPF Housing Grant of up to $25k, and EHG (if your combined household income is not more than $4500).

You could also consider private residential if you wish to include your foreign spouse's income into the loan. For loan matters, it is advisable for you to speak to a Banker first before you start your property search. I can recommend to you my trusted bank to assist you on this matter.
