I am a Singapore Citizen and I am planning to purchase a private property with my sibling, who is a Singapore PR. Based on the new stamp duty regulations, PRs will attract an ABSD of 5% of the property price. My question is, for example, if the purchase price of the property is S$1M, will be ABSD be applied on my sibling's portion of property (i.e. S$500K), or will it be applied on the whole value of the property of S$1M?

Afternoon,

ABSD is applicable to the purchase price. If it's based on share percentile, then all buyers will put PR buyer with 1% ownership, which will make the ABSD look like an white elephant, right?

Hi Lee

It is based on the sale price as what Mike had mentioned. In this scenario, ABSD will be 5% as your sibling is a P.R. buying as the first property. Cheers!
