I am a SG citizen and my wife is on long term visit pass. I am interested to buy a resale flat sometime in the near future but i understand that I am only eligible for HDB loan based on my income only since my wife is nether a PR or Citizen.

is there any way to check how much loan am i eligible for? My salary (before CPF deduction) is about 6500.

Also say I have gotten a loan and eventually got a flat which i am servicing the loan through my CPF only. Is it possible to change the servicing of the loan once my wife got her PR?( change from me to both of our CPF)

Hi,

Based on your description, you can qualify for a HDB resale flat under the "Non-Citizen Spouse Scheme."

However, to determine if you're eligible for HDB loan (and also Housing Grants), your household income will be taken into consideration. This means that you and your wife's combined monthly income cannot exceed $14k.

If your combined household income is above $14k, you will not be eligible to take a HDB loan. You can only qualify for a bank loan.

If your combined income is below $14k, then only your sole income will be used for loan assessment. You will be able to qualify for CPF Housing Grant and Enhanced Housing Grant too (if your income is below $9k).

In future, if your Wife attains SPR or Citizenship, you will be able to add her name into the HDB flat. Only after adding her name in to the property then she will be able to use her CPF funds to finance for the flat.
