Hi,

1) Under the current HDB web, it is clearly stated all applicants should not own any residential private property locally and overseas.
2) But a household is allowed to own 1 non-residential property.
3) This non-residential property must be on a non-residential land zoning and/or permitted use for housing.
4) So it is fine to have 1 non-residential property under a household application.
5) You may refer to the web under Couples and Family -> Married couples and/or parents(s) with child(ren) -> Resale -> Interest or ownership in a property -> Non-residential property:

HDB did not specifically mention that only residential properties need to be sold prior to purchasing a HDB, but only indicate private properties, therefore it is best to check with them directly if you own a commercial property.
