I am a PR holder (currently not working,was earning 5k when working and planning to go back to work soon ) and my husband is on LTVP earning 14.5 k ,What are housing options available for us ? can we buy Executive condo or private and buy under single name or both ? - please guide considering our Visa status and income ceiling & employment status.Can we buy a house in my name and SOF be my husbands income?

Hi,

You are eligible for private property and also resale EC of 5 years, but there are additional stamp duties. For SPR 1st residential property, ABSD of 5% is applicable. For foreigners not under the Free Trade Agreement specified nations, 20% ABSD is applicable.

Hi Mdm,

Sorry to inform that you do not qualify to purchase a brand new EC direct from the Developer.

You could however consider resale ECs that has past the 10-year mark, as these properties are eligible for foreigners.

If you prefer a newer property, you may wish to look into private segment. You will be able to purchase, either under sole owner or jointly, a non-landed residential property anywhere in Singapore. There are no income ceilings for private properties.

In terms of ABSD rate, it will depend on the nationality of your husband. If he's of Switzerland, Norway, USA, Iceland or Liechtenstein nationality, then he will not incur any ABSD for his first property purchase in Singapore.

From your question, I roughly know your strategy to avoid incurring high amount of ABSD. 5% ABSD applies if you are the sole owner while 20% ABSD apply if you purchase jointly or you husband purchase the property solely. Unfortunately you could not have a situation where the house in under your name solely but your husband is the one taking up the loan. As some have mentioned, if your husband is of US, Iceland, Liechiestan, Norway and Switzerland, your husband will be exempted from ABSD.
