I am a PR holder (currently not working,was earning 5k when working and planning to go back to work soon ) and my husband is on LTVP earning 14.5 k ,What are housing options available for us ? can we buy Executive condo or private and buy under single name or both ? - please guide considering our Visa status and income ceiling.

Hi,

1) Residential status: PR + Foreigner
2) Income level: => $14.5k
3) TDSR: $1,730,000
4) Age: unknown. Assume around 40.

A) Due to the residential status, you may consider resale EC or private only.
B) According to preliminarily TDSR assessment, your husband's income level is able to loan up to $1.7M. The other financial consideration is a 25% downpayment. As under the current MAS guideline, the maximum Loan-to-Value of property is up to 75% only.
Out of this 25%, 5% must be in cash.
C) ABSD incurred:
If using both names on the purchase property, you will be subject to 15% ABSD.
If using your name alone, ABSD will be 5%
If using your husband's name alone, ABSD will be 20%.
D) As elaborate in (C), you may buy under a single name only.
E) The last I would like to highlight is no matter how you distribute the number of shares in the property, the same ABSD rate applied.

Hi Mdm,

Sorry to inform that you do not qualify to purchase a brand new EC direct from the Developer.

You could however consider resale ECs that has past the 10-year mark, as these properties are eligible for foreigners.

If you prefer a newer property, you may wish to look into private segment. You will be able to purchase, either under sole owner or jointly, a non-landed residential property anywhere in Singapore. There are no income ceilings for private properties.

In terms of ABSD rate, it will depend on the nationality of your husband. If he's of Switzerland, Norway, USA, Iceland or Liechtenstein nationality, then he will not incur any ABSD for his first property purchase in Singapore.
