Hi Casey,

1) A single SPR is not eligible to buy a resale HDB flat.
2) The minimum requirement is at least 2x SPR and able to form a family nucleus, and both had been holding the SPR status for at least 3 yrs.
3) The estimated loan you could get based on your age and income is around $180k or 75% LTV whichever is lower.
4) You must prepare the following fund to buy any residential property:
(a) 5% cash,
(b) 20% cash and/or CPF
(c) ~3% Buyer stamp duty
(d) 5% ABSD
5) So assuming you are ready to buy a $300k HDB flat, you will need the following funds, assuming you are able to get the sufficient loan ($225k):
(a) 5% cash = $15k
(b) 20% cash and/or CPF = $60k
(c) ~3% Buyer stamp duty = $4.2k
(d) 5% ABSD = $15k

You will have to consider private housing if possible.

Unfortunately no. Single SPR can only look into purchasing a private residential property. Basing on your existing income, the maximum home loan you are able to get for a private residential property is estimated at around $365,000, thus you will need to have sufficient cash portion as well as CPF to make up for the shortfall of the amount if you are looking to buy a low quantum private residential property in the range of say $650,000.

Not forgetting, as SPR purchasing the first residential property in Singapore, there is also a 5% Additional Buyer's Stamp Duty applicable on top of the normal buyer stamp duty on top of legal fees.
