I am a Married PR (wife holding LTVP and not working). I am drawing a salary of S$ 3600 a month. What are the options of housing available to me (Private or semi-private)? And also the initial cash outlay that i need to come up with when buying a home?

Good evening YK,

You have to look at private segment as both of you are not eligible for HDB as a married SPR/ foreigner household.

I might have a new launch that your income might be able to purchase.

Lets say its a $600k 1 bed purchase, the initial outlay will be as such:

1) 5% cash $30k
2) 15% Cash or cpf $90k
3) stamp duties(estimated 3% + 5% ABSD as SPR) ash or cpf $42,600
4) legal fees $3k

Hi YK,

As you are a PR and your wife is on LTVP, you don't qualify to buy HDB hence you can only buy private property. As a PR, you will need to pay ABSD of 5% on your purchase. Generally if you have enough in your CPF, your cash outlay is around 5% of your purchase price.

Based on your income, you can only dedicate about $2100 for installments and only eligible for about $480k loan if you don't have any other commitment. Assuming you qualify for a 30 year loan, you can purchase a property of about $600k in price. Currently in the market there are only a handful of properties that are priced $600k and below both new & resale. I happen to have some properties under my belt that starts from $5xxk.
