I am a Malaysian, Singapore PR. Myself and spouse also PR for 3 years in Singapore. We are also applying Singapore Citizen.

1) We do have a property in Malaysia and I heard 2 scenario if I would like to buy HDB in Singapore.
a) Dispose Malaysia property after collect key for HDB
b) after dispose, I cannot buy HDB in 30 months

Which one should applying to?

2) If I buy a BTO (provided SC granted), which rule to apply? (from 1a or 1b)

3) Loan period is up to 55 years old max?

Dear owner,

Should you dispose the foreign property, you will be ineligible to purchase a BTO within next 30months should your application for citizenship is approved. In general, you will only be eligible for resale HDB.

The maximum loan repayment period is 30 years *. The maximum loan repayment period for HDB loans is 65 years minus buyer's age or 30 years, whichever is shorter. The maximum loan repayment period for loans taken through financial institutions is 35 years.

Aside from that, I am unsure if you have been tracking the value of HDB in Singapore, but price gap between HDB prices and private property prices is widening and with HDB prices stagnating for a while, you may wish to assess your options moving forward to make best use of your funds in an appreciating asset. Hi Sir,

You will only be eligible to purchase a BTO if either of you get your Citizenship, and have disposed off all residential properties (local and overseas) 30 months prior to your BTO application. Your combined household income should also not be more than $12k a month.

If you're getting a resale HDB flat, you will need to dispose off all residential properties (local and overseas) within 6 months upon your HDB flat purchase.

Loan period is up to age 65, capped at maximum 25 years for HDB flats, or 30 years for private residential.
