Hi,

Go do your HLE and decide how much loan you can obtain. After that, you will have to check the amount of CPF and Cash you have. This will determine the total budget you have for your unit including COV + Agents comms + hdb lawyer and misc. (a few hundred from CPF)
After the that, you might want to engage an agent for assistance. Since you are going to pay agents comms regardless looking for yourself or engaging agents, I suggest you can forget about saving the service fees, trust me, its not worth it. A good agent can solve your viewing arrangements issues and negotiate a good price on your behalf. Because, we have seen it all.
