I am a buyer. Can an OTP be issued to me before 30 mths of disposal of pte property is reached while the exercise of the OTP is after the 30 mths?

The OTP is not 30 mths long. For example, the fulfilment of 30 mths of disposal is on 5 Dec.
Can the date of issue of OTP of resale hdb be before 5 Dec while the exercise date is 3 weeks later, after 5 Dec?

After 30mths, can I apply for hdb grants (family, EHG) for resale flat as a 1st timer, above 35 yrs old, with my children as applicants? Or grants for singles without children?

Hi,

Based on the info shared, if you have disposed your private property previously, and now looking to purchase a resale HDB, you need to wait out after 05 Dec for the 30 month period to lapse and the OTP must be dated after 05 Dec, which you then can fulfil one of the eligibility conditions for any HDB grants. Other eligibility conditions also apply (ie. not to have bought a new EC from Developer or new BTO from HDB before, household income to be below the relevant levels).

Hi,

You do not need to wait for 30 months in order to purchase a resale HDB flat. You can even purchase a resale HDB flat while owning a private residential property, with the undertaking to dispose off the private residential property within 6 months of the HDB resale flat purchase.

The 30-month wait out period is only applicable if you're looking to purchase a subsidised flat (BTO/EC), or to apply for the CPF Housing Grants as a first timer. To be eligible for the Grants, you will need to satisfy all the eligibility conditions for the Grant, and one of which is the 30-month wait out period.

To be safe, it is advisable to complete the 30-month wait-out period before being granted the OTP for the resale flat. Before you're being granted the OTP, you will need to register your Intent to Buy.
