I am a 52 year old single and has a fully paid 1st BTO going to MOP soon. Am I allowed to sell my current BTO once MOP and buy another BTO? I did not take any subsidies. The only penalty is less ballot chance right? (around 50% less chance right?) Every single Singaporean can apply BTO two times right? (assuming I meet the income requirements)

Another question is let's say if I don't need loan and I decide to retire early from my job soon and has zero income, I'm still allowed to purchase this 2nd BTO right?

One last question is let's say I sell my 1st BTO after MOP, then few years later then go ballot for 2nd BTO. There's no rule forbidding this time lag to ballot right?

Hi

Yes it is possible, you will be considered 2nd timer. For 2nd timer the chances are much slimmer, as the supply for 2nd timer is much lesser (think it is less than 10% of total supply of 2-room made available), as priority goes to 1st timer who is unlikely to have a place of their own to stay in.

If zero employment income no issue, can be eligible to purchase but still 2nd timer. You just need to prepare payment for different milestone, and a resale levy is applicable for 2nd timer if you manage to book an unit.

As of now, there is no regulation stating that you can't apply BTO again after a time lag, but rules may change anytime at HDB discretion.

You will be considered a 2nd timer for BTO, and that you will be required to pay resale levy for applying for 2nd BTO, if you meet all other eligibility criteria to do so. Eligibility to purchase BTO does not include being employed. As long as you have done the necessary financial checks and ascertain that you are able to finance this purchase without any loan (since you do not have any income) then there should be no issue.

Every Singaporean has the opportunity to obtain two subsidized HDB units. BTO prices already include subsidies, even if you don’t benefit from the tangible options. Upon selling your current unit after the MOP, if the proceeds are enough to cover the cost of the new unit, you will not need to take out a mortgage loan. However, you may only select your next BTO after completing the MOP of your existing unit. Depending on the timing of your new unit's availability, you may also have to account for the CPF Minimum Retirement Sum requirement. My recommendation is to secure your next unit and plan to align the sale's completion with the key collection of the new unit.

1. Second-timers can still apply for a BTO flat, but chances are lower as priority is given to first-time applicants who typically lack housing.

2. No employment income does not disqualify you; eligibility remains as long as you can cover the required payments across construction milestones. A resale levy will apply if a unit is secured.

3. You are allowed two subsidized HDB units in your lifetime. After fulfilling your Minimum Occupation Period (MOP), you may apply again. If proceeds from your current flat cover the new one, no loan is needed. CPF Retirement Sum may come into play depending on timing.

4. Current guidelines do not prevent reapplying for BTO after time has passed, but policies can be adjusted at HDB’s discretion. Plan the sale and new key collection carefully to avoid gaps.

Each Singaporean has got 2 chance for BTO flat. However you are subjected to a resale levy when you are a 2nd timer and the balloting chance is also lower.

Once you have reached your MOP, you are eligible to apply for another BTO flat. There is no restrictions on the time between the 2 BTO flats.

Hi,

1) You are right about the selling of your BTO once MOP.
2) You may apply for the BTO after completing your current flat's MOP without selling.
3) You have to prove to the HDB that you have the financial capacity to pay for the BTO when you do not have an active income.
4) You have to prepare funds for the resale levy, buyer stamp duty, legal fees & miscellanous as well, not just the price of the BTO.
5) There is no restriction on when you decided to apply for a BTO once you have completed the MOP.
6) Do be reminded that you must have a valid HFE before able to apply for a BTO/SBF.
