I am a 34M residing in Australia. Currently, my non-SG fiancee owns a property that we both live in and co-finance. Can I still apply for a BTO when I turn 35 as a single? Will the co-financing affect my application for BTO? Will marry once my BTO application is successful. Will she then have to dispose of the property here in Australia or can we hush hush?
Please advise.

As of now, for single 35 years old to do BTO, you will only be eligible for 2 room flats (1 bedroom). The key eligibility criteria is for the applicant to not own any other private property (both locally or abroad).

You will need to check if co-financing is also considered as co-owner in HDB perspective, on top of the options you have after marriage. Do you plan to return to Singapore in the near future?

Hi, thanks for your question — you’re thinking ahead, which is great.

When you turn 35, you can apply for a BTO under the Single Singapore Citizen Scheme, provided you meet the eligibility conditions. However, HDB will assess your financial interests in any other residential properties, local or overseas.

Since you’re co-financing a private property overseas (even if it’s under your fiancée’s name), HDB may treat that as ownership, especially if your name appears on the mortgage or loan. This could disqualify you from applying for a BTO, as applicants must not own or have disposed of any residential property (locally or abroad) within the last 30 months.

If you proceed to marry after securing the flat, and intend to include her later, the ownership of overseas property will again come into question — HDB rules typically require both parties to dispose of any private property within 6 months of key collection, depending on the scheme used.

It’s best not to assume it can be done “quietly” — HDB has strict guidelines and conducts checks on overseas assets.

Hi,

1) Co-financing does not means having legal ownership of the property. Thus, by right, you are eligible to apply for BTO when you turn 35.
2) However, you are only eligible for a 2-room BTO when applying as a single.
3) In order for your future spouse to be a legal occupier, she must also be free from any private residential property locally and in overseas.
4) So, she will have to dispose of the property in Australia.
5) Do note that BTO is a building under construction. There should be a laspe of 3~4 years before it is ready from a successful application.
