I am 50 yo. I have bought a resale condo. Regarding taking a mortgage, is it more prudent to take maximum loan and let my CPF sit idly or empty my CPF so that the monthly instalment is comfortable for me.

With regards to your question, in my experience, it really depends on your retirement plan. One consideration is in 5 years time, at 55, any excess of the minimum sum will be returned to you. If you decide to empty your CPF in the Ordinary Account, then, you will have lesser to withdraw from your CPF. Another consideration is whether your property you bought is part of your retirement portfolio. Other considerations will include your risk appetite, your income, job security and etc.

Is this resale condo for own stay or you are renting out this property? I'd reckon that you should be working with relative reasonable income in order to afford a resale condo, and if the mortgage loan package which you have taken up and locked in for next 2-3 years have their interest rates significantly lower than the CPF interest rates, you should leverage on this opportunity to earn more interest rates by leaving the existing funds in CPF account. Ultimately, you have another 2-3 years to monitor the interest rates movement before deciding if you should do partial redemption of your housing loan, when you are due to refinance your housing loan.
