I am 45 years old and if I buy a condo with LTV 80%. Can I get loan tenure for 25 years? Or I can only get maximum loan tenure up to 20 years, not exceeding 65 years old? Not too sure about the current new cooling measures.

Hi,

I assume you have no outstanding home loan at the moment. If you are taking loan tenure for above 20 years, the max loan is only 60%. If up to 20 years, max loan is 80%. Its the new MAS loan financing requirements introduced a few years back.

If you have
- no existing loan OR
- you are redeeming your existing loan before the next purchase OR
- Decoupling out your name under your existing joint loan

you can qualify for 80% and 20 years loan tenure. Otherwise, your loan is only 50% but still 20 years tenure if you have exisiting loan.

Today's Total Debt Servicing Ratio (TDSR) denoted that your qualifying loan amount is to be derived from your Monthly Earning or Annual Earning or Both. It will not be assessed based on property value. Hence, we calculate your loan limit before we ascertain your Purchase Price limit; and thats where you will know if you are able to buy your dream house.

I'd approached it differently even before I look at the LTV etc etc... Reason being that you need to establish your objective 1st. That is critical, else you will just be another byer that plunge right in...

If you're looking at 80% LTV, the maximum tenure would be 20 years. If you want to stretch your tenure, you may consider to loan less.

based on the assumption 1st property with no outstanding loan and your current age, max 20 years with 80%, if you want to extend more than 20 years(max extend 30 years), you can only get 60% loan with mandatory 10% cash payment upfront.
