I am 31 years old with 60k CPF OA. Would like to purchase my parents flat under resale transaction. Parents flat of 450,000 has already been fully paid. I am intending for parents to sell me the flat for $450,000 and i re-purchased from them for $450,000 with my cpf fully deducted for the necessary payments. HDB has pre-approval grant me loan of 300,000. My intention is to allow partial cash back for my parents who are of old age (67 years and above).

Does any GURUS kind enough to let me know how much in cash(including after CPF withdrawal) can my parents get back? Let's say they paid up 100,000 excluding CPF interest.
Do i need to hire agent to oversee this? What are the transaction going to me like? Do i need bridging loan for this, or HDB will do the necessary transaction?
