From the above answers to my previous question, it seems like since I did not engage the agent, I have no obligation to pay him commission. However, the agent told me that for landlords who advertise in the newspapers, it is norm for the landlord to pay the agent. If I do not pay him, he will not continue with the deal. What should I do next?

Dear Ms Tracy,

If you do not have any intentions to pay, then let the deal fall through. As a professional salesperson, I must say that it is not right to say that is a norm for landlords who advertised for rent to pay the salesperson who introduced a tenant to the landlord.

Don't be held ransom for such unethical behaviours. My advise is for you to seek other tenants instead and forgo the tenant. For landlords who advertise their units for rent themselves, my practise is to seek permission from landlord to market the property on their behalf and also seek understanding if commission is payable to me by the landlord before taking any actions.

Very simple...If you are not willing to pay him, then cancel this deal and wait for the next potential tenant to come along. Or you can negotiable with that agent and pay him a lesser commission.

Afternoon Tracy,

Advertising on papers are the few means of advertising for seller's or landlord who want to DIY their transaction. And your tenant's agent bring along the tenant, who have the requirement which your unit provides. If the agent does not represent the tenant, how would he know what the tenant require? And since he represent the tenant, he would not be eligible to represent you, which you did not asked for it. If that salesperson insisted you to pay him the commission due, you can either opt to bring it up to CEA or let the deal fall through.
