Hi,
In theory, the lowest priced properties may be a good deal. But, in real estate LOCATION, LOCATION and LOCATION is the key to unlocking property investments. That does not mean the cheapest or the most expensive properties are no good. But, LOCATION has to be taken into account together with future potential and growth possibilities in and around that property.

The bigger the size of property, chances are the psf is lower, but often results in higher quantum due to size. what is your priority then? with a budget set out and look at the largest property?

Investments or returns doesn't work that way. Your buy in price maybe cheap but they may not necessary increase in value. similarly, buying in a property that is priced higher may not be a bad move if the property can appreciate significantly over the cheaper ones.

Hi,

1) You should be asking how to calculate your budget for the purchase rather than how to find lowest priced new properties.
2) You should be looking for the value buy rather than looking at the surface dollar value.
3) Most of us are not tycoons with the financial capacity to buy multiple properties. Thus you have to ensure your dollars are wisely spent.
4) At any one time, the lowest priced properties have nothing to do with the size and facilities provided.
5) The property is always priced according to the current market rate.
6) All developers are more price sensitive than any consumers. They have lots of resources to perform market value research to ensure their products are selling at the right price, to earn a profit, and at the same time able to attract consumers to pay for them.
7) The Outside Core Region (OCR) properties are always priced lower than the RCR & CCR.
8) Thus if you are only looking at the lowest price then you may find them at the extreme corners of North, East & West on the island.
