Maybe you already heard the information before, but hope you could take serious thought on your main objective.

New launch:
1) Buying a new launch is just like buying BTO, you only buy based on your foresight. There is no actual unit for you to see how high and what scenery you are looking at.
2) It is almost the same as buying BTO. You shall be the 1st owner.
3) Everything will be new, you enjoy a 1-year defect liability period. Received 1-year warranty for all new electrical appliances. All facilities are new.
4) Capital appreciation is there for you no matter how long you going to stay. You may also keep this and pass it down to your next generation to reap the fruit.
5) If you buy as soon as it was launch, the developer will push up the selling price before it is TOP.

Resale condo:
1) Resale condo has a bigger size compared to a new launch.
2) You have to fork in a sum to renovate.
3) capital appreciation is reaped by the seller. You are the one paying them the profit.
4) No one is going to push the price higher other than yourself when you attempt to sell.
5) Other sellers who bought from developers might already be satisfied with the current profit and will not push for higher.

To conclude, new launch although space might not be as generous as resale, capital appreciation is definite.
Resale condo although space is generous but doesn't expect to make money from the purchase.

10 years down the road, you will see that although your property price had gone up, this is merely due to inflation. Meaning your money getting smaller and not because your property price had gone higher.
Both can see as a forced saving, to force you to continue to save till you retire and cash out from the property.

Hi Priscillia,

There are both pros and cons when buying a resale or new launch and therefore it depends on your individual objectives.

For new launch, the probability of capital appreciation is higher if you purchase the correct project. The ROI is also higher because you can leverage on the progressive payment scheme. However the downside is that the layout may be smaller as compared to resale units and the waiting time for the construction during which you may need to incur rental.

As for resale, the appreciation potential may be lower but you are able to enjoy the more generous layout. If you wish to receive the rental immediately, you are able to rent it out once the purchase is completed.
