How much of a private property can I get with my only salary yearly $170,000 (or monthly $14,200)? some credit card payment that can be cleared, no car, $150K cash plus $70K CPF? No other property, already sold my HDB. 35 year old SPR, wife is Singaporean housewife.

This would have to be based on your credit status. If you are prompt on the payment and your liquidity have not being greatly affected by your arrears, you should be able to obtain approval on 80% loan.

The estimated max loan quantum can be as high as 1.6M, but it will be limit by the 20% down payment. Base on the cash and cpf of 220K, the estimated property to look for is around 1.1Milion.

Good evening buyer,

do take note that your initial outlay of purchasing a private property will be 23% (of purchase price) provided you can obtain a 80% bank loan (still subject to TDSR).

1) 5% cash downpayment
2) 15% CPF downpayment
3) estimated buyer's stamp duty
4) $3k legal fees
5) $500 stamp duty for mortgage
6) valuation fee etc.

Both of you won't be subject to 5% additional buyer's stamp duty because your wife is a Singaporean and in the eyes of IRAS, they will treat your first property ownership as your matrimonial home.

Based on your finances, you should be able to afford a $955k property.
