Morning Jane,

Initial deposit (security deposit) will depends on the duration of the lease and this will be given when letter of intent is given to landlord.

1 year - 1 month's rental
2 years - 2 months' rental

Once landlord accepts the terms, another month's rental will be given as first month's advance rental along with the tenancy agreement.

Rental rate is about $2,500 +/-.

Dear Jane,

HDB rental which the real estate salesperson engages in are all under private treaty, which means there is no standard terms and conditions for security deposit or advance rental. These conditions should be agreeable by both parties involved.

As per what my colleague YT has indicated, the usual terms and conditions will likely be 1+1 month for a year lease and 2+1 months for 2 years lease typically. The likely price range would be from $2200 upwards to probably $2800 depending on the actual location, furnishing options and conditions of the unit.

As a landlord or tenant, you'll need to ensure that the HDB is eligible to be subletted (fulfilling of Minimum Occupation Period or special approval from HDB for subletting).
