Hi Queen Bee,

Contra cases are generally very straightforward if you are referring to utilising the enhance contra facility. For sell and buy cases without the enhance contra facility, it will be slightly more tricky if CPF funds returned from the sale is required for the purchase, which is similar to the last HDB transaction I had concluded last week. I usually quote HDB sellers at 2% of selling price + GST but a handful actually offered to give me more.

Do furnish me more with your sales plan and requirements and I can get my HDB team in Yishun/Sembawang to look into your specifics. Perhaps I can share more with you how my team can offer you unfair advantage over our competitors in the market.

There's no standard guidelines for commission payable. In practice, the market collects 2%. I work based on my client's requirement. Enhanced contra facility is only applicable if your current property is using HDB loan and your upcoming purchase is also using it. As such, you will be required to utilize 50% of your cash profit for the upcoming purchase before HDB loan you the balance.I have completed many similar transaction where my clients upgrade without much hassle.
