How much do I need to pay for my share of ABSD after decoupling? Currently my wife and I co-own 3 properties at 50% each.What is the best option to minimise ABSD if assuming I want to transfer all my shares to her so that I can buy another property with just paying BSD. How long after the decoupling do l need to wait before I can purchase on my own. What else do I need to consider?

Hi Norman,

As she already own 3 properties which are co-owned by you, she will be required to pay ABSD based on 3 property counts (assuming all are residential properties), which is 25% of the share of property that is being taken over if both of you are Singapore Citizens. The ABSD rates will be 30% if she is a SPR or foreigner.

Did you utilise any CPF to purchase any of these properties and are these properties fully paid? Assuming that all goes well, you will be free to purchase the next property paying only BSD after your wife has exercised the Option To Purchase for the transfers of all these properties.

Hi Norman,

Assuming she is Singapore citizen, your wife will need to pay 25% ABSD on all the ownership share transferred to her, and for 3 times at that, because it is considered her 3rd property count at the point of each transfer.

You may wish to consider purchasing under your children's or parent's name instead if they do not own any residential property so to minimize the upfront costs.

For your case, it does not make financial sense to transfer the properties to her as the ABSD will be hefty. You may want to reexamine your property portfolio and rebalance it by selling the ones that have already made you profits and have got limited upside instead of wasting your money on decoupling.

Hi Norman,

If your Wife is buying over the 3 co-owned properties from you, she will be the one paying ABSD. It will be 25% on 50% of each property's value, if she's a Singapore Citizen.

As for your purchase of property without incurring ABSD, as long as she exercises the S&P agreement, you are free to exercise the OTP for your next property purchase.

1) ABSD is 25% of the 50% share value for every property share transferred.
2) If you sell one of the properties and transfer 2 of the property share, then the ABSD will be 17% of the 50% share value transferred.
3) In this way, the saving would be significant compared to transferring all 3 properties' shares.
4) I would think by reducing one of the properties to minimize the stamp duty needed to pay is a better option to move forward.
5) You may buy your new property once your wife exercises the OTP of the properties.
