Hi,

Assuming $700k for just a simple illustration of an under construction condo purchase:

Assuming Singaporean 1st residential purchase, typical breakdown for example $700k purchase 1 bedroom unit as follows, assuming max 75% home loan :

5% cash 35,000

20% cash/CPF OA 140,000

3% approx for stamp duties and legal fees 18,100 (can use CPF OA if sufficient)

Typically this total amount needs to be ready within 8 weeks of booking of unit

Max 75% home loan
($525k, 1.5% pa, 30 years, monthly mortgage $1812).

Will need more info to know how much loan you can qualify for and how much actual downpayment required.

Hi

In order to assists, I will need more information on your financial profile. As a guide, private property requires 25% downpayment 5% cash while 20% in CPF/Cash. Assuming a condominium at a price of $1mil:

5% Cash - $50k
20% CPF or Cash: $200 000

In addition there is buyer stamp duty amounting to $24,600 assuming the unit cost $1 million. For completed properties, you have to pay in cash first but can opt for a refund from your CPF account upon competion. Dear sir/mdm,

Loan amount eligible for is subjective to the borrower's age, income and credit records, based on 60% Total Debt Servicing Ratio framework.

The minimum downpayment required for any purchase of private property in Singapore is 25%, where minimum 5% of this amount must be in cash, and the rest can be made up of CPF or cash (or both). Do take note that buyer's stamp duty is applicable, and assuming that this is your 1st residential property you are going to own, the applicable stamp duty rates are between 3-4% range. This can also be paid off with CPF.
